"Where should I buy in Praia?" is probably the question we hear most. The honest answer: it depends on what you are after — the capital's neighbourhoods have very different personalities. Here is the unfiltered picture we give anyone who asks.
Palmarejo — the modern one
Developed mainly since the 2000s, it is the city's most sought-after residential area: recent buildings, planned streets, the seafront nearby and a full offer of restaurants, schools and services. It is the first choice of diaspora and expatriate buyers, with the best resale liquidity and the strongest rental demand in town.

Achada Santo António — the central one
Perhaps the most complete neighbourhood: housing, street commerce, services, embassies and life at all hours. Recent buildings mix with older stock, creating price opportunities for buyers willing to renovate.
Prices: two-bedrooms typically 7–13 million CVE. Best for: living close to everything without a car.
Plateau — the historic one
Praia's historic centre on the plateau above the port: colonial buildings, traditional commerce, Alexandre Albuquerque square. Housing supply is scarce and much needs renovation — but a good buy here gets you character that cannot be built new.
Best for: heritage lovers, renovation investors, urban tourism or retail projects.
Cidadela and Prainha — the family ones
Established, quiet residential areas favoured by families and international organisation staff. Prainha adds proximity to the sea and some of the city's most valued houses; Cidadela balances location and price well.
Expansion areas — the future
