Renting a home in Praia: prices, areas and what you should know
Arriving in Praia for work, study or to prepare a permanent move? The capital's rental market is dynamic but not very transparent — good properties go fast and many are never advertised. This guide gives you the full map.
What you will pay
- 1-bedroom — 30,000 to 40,000 CVE/month (€270–€360) in central areas;
- 2-bedroom — 40,000 to 90,000 CVE/month (€360–€815), depending on area and condition;
- 2-bedroom in Palmarejo — 60,000 to 100,000 CVE/month (€545–€907), the top of the residential rental market;
- Family 3-bedrooms — from 70,000 CVE/month in established areas.
Furnished matters: equipped homes command 15% to 30% premiums and are the norm for shorter contracts.
Which area to choose
Palmarejo is the expatriate and professional favourite — modern, near the sea, everything at hand; Achada Santo António is central and well served; Cidadela and Prainha are quiet and family-friendly; more popular neighbourhoods offer much lower rents for tight budgets. Documents and guarantees
- ID document;
- Proof of income (employment contract or payslips);
- Deposit of 1 to 2 months plus the first month upfront;
- Sometimes a local guarantor — negotiable, especially with a larger deposit.
The contract: what to watch
- Term and renewal — the standard is one year renewable; confirm the notice period (30–90 days) for both sides;
- Rent updates — the rule (percentage or index) should be written, not left open;
- What is included — condominium fees, water, power and internet: who pays what must be in black and white;
- Condition report — attach photos to the contract on move-in day; it is your protection when the deposit is returned;
- Receipts — demand receipts for every rent payment and the deposit. Verbal agreements still exist — avoid them.
